Tulum is a new destination for vacation rentals in the Mayan Riviera. Tourists first discovered Cancún, a destination where all-inclusive resorts still dominate.
Then Playa del Carmen emerged 30 miles south, first offering small hotel lodging. But Playa del Carmen has undergone a crazy urban development, with population growing 5 times in less than 10 years. With the population growth, new condo buildings were constructed at both the traditional PlayaCar development as well as the northern end of town, now the area boasting the most vacation rental condos.
Known as a hippie getaway, and a daytrip destination to visit the spectacular Mayan Ruins (the only one on a beach), Tulum has become now the latest destination for the tourists and expatriates running away from the hordes of Cancún and Playa del Carmen.
The hotel lodging options in Tulum include low budget hotels, hostels and cabanas downtown, and upscale eco-chic hotels in the beach.
Vacation rentals are a new option in Tulum, and include 4 different areas and options:
1)New condo buildings in the southern end of town, including “White Tulum”, “Villas Primer Amor” and some other 4-5 new ones currently under development. Most of these building include 20-30 condos, typically featuring 2 bedrooms/2 bathrooms with a pool in the center of the building. Some of the condos feature a private terrace. Rates are some $800-$2000 per week.
2)Also on the southern end of town, but closer to the village center, an area known as “La Veleta” has some 8-10 houses offered for vacation rentals. These houses have usually 3-4 bedroom and a private pool. Though the land lots in these area are small and mixed with local/traditional constructions, new condo buildings are being developed and soon the vacation rental offer in the area is going to increase. Prices are some $2.000-$4.000 per week
3)Aldea Zama is an exclusive eco-chic development located between the Tulum town and the beach. It covers a huge area of over 300 acres and is the closest you can get to the beach in terms of urban development. Aldea Zama was thought as a new eco friendly and design town, that will eventually become the center of the upscale development in Tulum. Of all the commercial, residential and hotel projects in Aldea Zama, the first one completed was Zama Village, a design condo building featuring 30 condos. Other two buildings are being constructed at the moment, one of them is Real Zama, by the same developers of Zama Village (completion expected before the end of 2012). Zama Village boasts rates starting at $800/week at the first level, to up to $1500-2500 per week for the condos in the third level that have a private rooftop garden with “palapa” gazebo and private jacuzzis.
4)Though not technically Tulum, there are beach villas for rent north of Tulum and at the Sian Kaan reserve (south). Usually these villas are large 5-6 bedrooms properties, with direct access to the beach, and prices around $5.000-15.0000 per week.
